Terms of engagement

These terms govern commissioned occupancy readings prepared by Sense Ripple Analytics Co., Ltd., a company established in Thailand in 2014, with its chart room at 16/3 Phahonyothin Road, Anusawari, Bang Khen, Bangkok 10220. By asking us to hold a drafting period, paying a deposit, or sending night books, you accept these terms. The readable date of this version is 20 September 2026.

The engagement

A reading covers the property, the nights, and the form described in the letter we confirm. The confirmations on the readings pages — season brief, ledger review, group and transient mix, and pre-opening house count — are the ordinary scope. A change in nights, a second property, or travel outside Bangkok is a change in the engagement and is confirmed in writing before further drafting.

We prepare charts and a written reading from the books you supply, and we brief the people you name. Decisions about rates, contracts, staffing, and opening plans remain yours. Dates in a confirmation are working estimates. If your books arrive late, the drafting weeks move by the same number of days.

Your books

You confirm that you have the right to share the night-audit pages, contracts, and logs you send. You confirm that the counting rules you describe — complimentary rooms, day-use, out-of-order rooms — are the rules your house actually uses. If a material page is missing, we pause and tell you. We may decline a span of nights that cannot be drawn without inventing figures.

Intellectual property

You receive the bound charts and the written reading for use inside your hotel and with your owners, lenders, and managers. You may keep copies for that purpose. The method of drawing, the blank sheets, and our file copies remain with Sense Ripple Analytics Co., Ltd. You will not republish a reading as a public ranking of other hotels. Comparable-house material in a pre-opening study may be shared with you under the conditions those houses set, and those conditions travel with the study.

The text and arrangement of this website belong to Sense Ripple Analytics Co., Ltd. You may link to a public page. You may not copy the pages into another site or into a proposal as if they were your own description of the work.

Fees

Fees are stated on the fees page or in a written quote. Invoices are in Thai baht. A deposit holds drafting time as described on the refund page. Travel outside Bangkok is the fare at cost plus the travel day stated on the fees page. Extra bound copies are charged at the rate on that page.

Liability

A reading is an account of the books we were given, prepared with care. Future occupancy, revenue, and a lender's approval remain outside the reading. To the extent Thai law allows, our liability arising from an engagement is limited to the fee you paid for that engagement. We are not liable for decisions you make after the briefing, for books that were incomplete, or for losses that were not a direct result of our failure to follow the confirmed scope. Nothing in these terms limits liability that Thai law does not allow to be limited.

Website use

The pages on senseripple.click describe the practice and let you send an inquiry. An inquiry is a request for a conversation. It becomes an engagement only when we confirm the property, the nights, and the fee in writing. You will not use the site to send material you have no right to share.

Governing law

These terms are governed by the laws of Thailand. The courts of Bangkok have jurisdiction over disputes arising from an engagement or from use of this website, without prejudice to any mandatory right you have to bring a claim in another Thai court.
