What it costs to have a season drawn.
Fees are for a commissioned reading, invoiced in Thai baht. This page explains the amounts. There is no payment form here; a date is agreed by letter, and the invoice follows.
- Nightly Ledger Review — 18,000 THB Fourteen closed nights beside the same fortnight last year, returned within five working days. Paid when the pages are handed over. No deposit, because the work is short.
- Group and Transient Mix — 42,000 THB One closed month, every block that fell inside it, with wash and walk-ins marked. An hour on a call is included after you have read the note.
- Occupancy Season Brief — 64,000 THB Ninety nights, one property, a written reading, a bound chart set, and a ninety-minute briefing in Bangkok. This is the commission most houses begin with.
- Pre-opening House Count — quoted after the walk Most studies fall between 80,000 and 140,000 THB. The quote depends on travel and on whether two or three nearby houses will share a closed season. Half is due before those houses are approached.
What moves the fee
A second property is a separate commission. Adding a further ninety nights to a season brief is quoted from the length of the books, not from a standing monthly charge. If more than a week of nights is missing, we stop and talk before drafting; you are not billed for a chart we cannot finish.
Briefings inside Bangkok are included in the season-brief fee. A hotel outside Bangkok adds the rail or air fare at cost and a travel day of 6,500 THB for each day away from Bang Khen. The same travel day applies if the pre-opening walk is outside the city.
Deposit and the first conversation
The season brief and the mix reading ask for thirty percent to hold the drafting weeks. The pre-opening study asks for half the quoted fee before we write to comparable houses. The ledger review is paid in full with the pages, with nothing held ahead.
The first conversation is half an hour, by telephone or at the chart room, to see whether the books are complete enough. There is no fee for that conversation. If the books are too thin, we will say so and suggest a different span of nights rather than a smaller version of the same brief.
Printed chart sets are included in the stated fees. Extra bound copies, beyond the one left at the desk and the one for the general manager, are 900 THB each. Cancellations and refunds are set out on the refund page.
