Who the season brief is for

The season brief is for a hotel that already keeps a night audit and wants those nights laid out so a Tuesday is visible inside a month that looked busy. Owners of houses from about thirty rooms to about two hundred ask for it most often, usually before high season or after a month that felt thinner than the percentage suggested.

It is a commissioned reading prepared by Sense Ripple Analytics in Bangkok. The charts are drawn from your own books, and the briefing is a conversation with the bound set on the table.

What the ninety nights show

Each night is a mark for rooms sold, rooms out of order, and rooms empty. Weekday nights sit on one band and weekend nights on another, so a wedding Saturday does not paint the whole week full. Where last year's books survive, the same dates are drawn underneath in a lighter line.

The written reading names the stretches that carried the season and the stretches that did not. It records how your house treated complimentary rooms and day-use, because those two habits change a percentage without changing the number of guests who slept.

You keep the bound charts. We keep a file copy so a later brief can use the same counting rules.

Fee, place, and the next step

The fee is 64,000 THB for one property and one run of ninety nights, briefing in Bangkok included. A property outside Bangkok adds the fare at cost and a travel day of 6,500 THB. A second house is a separate brief.

A thirty-percent deposit holds the drafting weeks. The remainder is invoiced when the bound set is handed over. To begin, write with the season you want drawn and a preferred week for the briefing.

What stays with the hotel

• The decision on room rates stays with the hotel
• Channel contracts and allotment negotiations stay with the reservations desk
• Staff rosters and housekeeping plans stay with the departments that own them
• A second property needs its own brief

How the work proceeds

1. The letterYou write with the property name, the city, the ninety nights you care about, and who will sit in the briefing. A half-hour conversation confirms the books are complete enough to draw.
2. The booksWe ask for the night-audit summaries, the out-of-order log, and any group contracts that touched those nights. Courier to Bang Khen or a supervised handover at the hotel both work.
3. The draftThe chart room spends about two weeks drawing. You receive a draft a few days before the briefing so you can mark any night that looks wrong.
4. The briefingWe sit for ninety minutes with the charts on the table. You leave with the bound set and the written reading. A short note of corrections, if any, follows within five working days.

• Night-audit summaries for the ninety nights, and for the same nights the year before if you still have them
• The out-of-order and out-of-inventory log
• Group contracts and wash figures for blocks that overlapped the season
• A note on how your house counts complimentary rooms and day-use

The brief covers one property. If the night books are missing more than a week of nights, we pause and tell you before drafting starts. Travel outside Bangkok is billed apart from the 64,000 THB.
